Pacific Escrow Inc. opened its doors in Pico Rivera in 2000 and has spent more than two decades closing transactions across Southern California. What started as a small independent office is now a tight-knit, bilingual team that agents, lenders, and homeowners return to deal after deal.
As a neutral third party, we hold the funds and documents, coordinate signers and lenders, satisfy the conditions of the contract, and carry each file to a clean recording. No two transactions are identical — our job is to make every one of them feel handled.

Open escrow
We receive the purchase agreement, open the file, and send instructions to all parties so everyone knows the timeline.
Order & review
We order title, request payoffs and demands, collect signed disclosures, and coordinate with the lender.
Sign & fund
Signers complete documents, the buyer's funds and loan proceeds come in, and we confirm every condition is met.
Close & record
We record with the county, disburse funds, and deliver final statements — your transaction is officially closed.
